RULES, TERMS AND CONDITIONS

HOUSE RULES

Please read the Reservation Policy, Cancellation Policy and the Rules, Terms and Conditions carefully before you begin your vacation. Any monies received for occupancy of Seaside 4212 indicated the acceptance of the terms of our Reservation Policy, Cancellation Policy and the Rules, Terms and Conditions in full. All policies are strictly enforced. It is the responsibility of all Guests and members of their party to be familiar with all policies pertaining to rental. Please make sure you are comfortable with our Terms as they are strictly enforced.

ADVANCE RESERVATION PAYMENT - We accept reservations up to one year in advance; however, rates and taxes are subject to change. We reserve the right to correct and or adjust the published rates at the time of booking when a reservation is booked more than three (3) months in advance, or in the event that rates have been misquoted, due to human or computer error. Taxes are set by governing agents, can be changed at any time, and are the sole responsibility of the Guests.

RESERVATIONS - Total cost is required to reserve the Property. A reservation can be made with a 100% payment paid by credit card or PayPal. The credit card must have an expiration date that extends beyond your stay. All Reservations are subject to Property Owner approval. ALL ONLINE BOOKINGS ARE NOT CONFIRMED UNTIL WE CONFIRM WITHIN 48 HOURS. Should there be ANY issues with the reservation, you will be contacted within 48 hours.

CHECK-IN - Check-in is at 4PM. Unless you have specifically arranged for an early arrival time, please do not arrive at the property before your scheduled check-in time.

​

CHECK-OUT - Check-out is at 10AM. Housekeeping will arrive shortly thereafter. A fee of $100.00 will be assessed to the Guest if you are not checked out by 10AM. 

​

DEPOSIT - The Property Owner collected a deposit at the time of reservation. Should damages/theft costs be above the amount of deposit, the Guests will be responsible for all charges.

​

CANCELLATIONS AND REFUNDS - Guests are encouraged to purchase travel protection insurance. Cancellations that are made more than two (2) weeks prior to the arrival date will be refunded in full. Cancellations or changes that result in a shortened stay, that are made within two (2) weeks of the arrival date, forfeit the full advance payment (not including deposit). Cancellation or early departure does not warrant any refund of payment. Cancelations or reschedules made with less than two (2) weeks notice will result in 100% loss of all payment less any security deposit. All reservation changes must be acknowledged in writing. The Property Owners will not give refunds due to Technological and/or Man-Made disasters. As set forth in additional detail throughout these policies, no refunds will be given for ANY reason, including but not limited to late arrivals or early departures, inclement weather, maintenance and/or housekeeping issues, failures, outages or nearby construction noise.

HURRICANE AND SEVERE WEATHER POLICY – NO refunds will be issued in the event of a Tropical Storm or Hurricane, even in the event of a mandatory evacuation.

​

INCLEMENT WEATHER - Cancellation or early departure due to inclement weather does not warrant any refund.

​

OCCUPANCY - Approved Guests are persons who will occupy the Premises. No unlawful activity of any other activity that constitutes a nuisance is permitted on Premises. Approved Guests take full responsibility for all lost or broken items, and any damages to the Property of any kind.

​

AGE REQUIREMENT - The Property must be occupied at all times by an adult OVER THE AGE OF 25 for the duration of the stay.

​

MAXIMUM NUMBER OF GUESTS – At no time during your stay shall the maximum number of persons on the property exceed eight (8) persons. Violation of this policy will result in immediate eviction from the property, with NO refund of rent, associated fees or taxes already paid.

​

DAMAGES – You will be responsible for any damage to the rental property caused by you or your party during your stay.

​

PARKING – Parking is extremely limited. Guest Access Passes are $50 per vehicles and are valid up to 31 days. Vehicles only, no boats or trailers. These guest access passes are vehicle-specific and non-transferrable. All guest access passes must be completed fully and correctly in bold, permanent ink/marker. They are not to be photo-copied for re-use, nor can they be left blank and re-issued. Any incorrect pass will result in the guest having to purchase a replacement – without exception. Excess vehicles, boats, and/or trailers must be parked in alternative off site parking.

​Violations will be ticketed and towed. Parking lots are routinely patrolled. Guests are responsible for parking violation fines.

​

​PET POLICY - Pets are not allowed. Guests are not allowed to have pets per the Seaside Beach and Racquet Club rules. Only permanent residents may have a pet and are issued a special lanyard to be shown upon request. Dogs are never permitted in the BBQ/picnic areas, lawns, Clubhouse, or pool areas. The City of Orange Beach prohibits any pets on the beach; patrols beach daily, fines charged for violations.

​

Violators will be warned to remove the pet, followed by ejection for non-compliance. Rental fees and taxes for missed days are non refundable. You may also be fined up to $150 per day per violation, and will be responsible for any cleanup and/or damage costs. 

​

TRASH - Take trash to dumpsters located in east and west parking lots. Do not leave food or garbage outside the unit in hallways or on the balcony at any time. Do not place garbage bags into trash cans elsewhere on the property. 

​

PARTIES/EVENTS - Parties and/or events are not permitted. 

​

GOOD NEIGHBOR POLICY - Quiet time is from 10PM. until 7AM, in conjunction with county ordinances. Please be mindful and keep the noise down during quiet time.

​

AMENITIES POLICY – The pools, tennis courts, parking lots, sauna, Picnic/BBQ areas and other amenities are controlled and maintained by the Seaside Beach and Racquet Club for the property. You and your guests must abide by all rules for their use.

​

SMOKING - The Condo, balcony, and the grounds of the Seaside Beach and Racquet Club is designated as NON-SMOKING. If any evidence of smoking on the Property is detected during your stay, or upon departure, you will be charged a fee of $350.00, plus any additional cleaning expenses incurred.

​

ENTRY - The Owner may enter the property in case of an emergency, or in order to make repairs, alterations or improvements.

​

LINENS AND TOWELS - All necessary linens and towels are provided. Please DO NOT use these to remove any makeup, sunscreen, bronzers, or for cleaning purposes as this causes permanent staining, requiring replacement of the item. Linens and towels are not to be taken from the property to be used at the pool or on the beach. You must furnish your own beach towels.

INTERNET POLICY - No illegal activity is permitted using the provided Wi-Fi access. No Refunds will be given for connectivity issues or outages.

​

LOST AND FOUND - The Owner is not responsible for lost or misplaced items, or those left behind by the guest.

​

SEASIDE BEACH AND RACQUET CLUB RULES AND REGULATIONS - Guest must follow and abide by all rules and regulations mandated by the Seaside Beach and Racquet Club. Seaside Beach and Racquet Club is the location of Seaside 4212 and requires all owners and guests to follow the rules and regulations.

RULES & REGULATIONS FOR ALL

Seaside is a private residential property; furnishings & equipment are not interchangeable between units. The Management Office handles NO rentals. Contact your Rental Co. for ALL needs within the condo, as well as checkin/out times. Guests may not arrive to use amenities prior to obtaining unit access, nor linger on property after checkout; Neither owner nor rental agent may give permission. Please read Rules with your
group - some are critical. Helpful Numbers: Beach Chairs: 251-981-4807; Cable & WiFi Help: 251-967-4455, Manager: 251-968-5427; Security: 251-215-3277, Maintenance: 706-590-0999; POLICE Biz line for Disturbances: 251-981-9777; Emergencies: 911. *NEVER place garbage bag outside unit or into individual trash cans at elevators or elsewhere on property, which are only for individual cups, papers, etc.
Instead, take garbage to Dumpsters located in east & west parking lots.

  1. CHILDREN under 12 must be accompanied by ADULTS at all times to avoid danger to themselves and others; Families that do not comply may be removed from Seaside for disregarding safety. Rental units must have an adult, 21 or older, staying in the unit. Maximum Occupancy per unit size: 1Bedroom: 4 persons; 2 Bedrooms: 6 persons; 3 Bedrooms: 8 persons. Children ARE “persons!”
     

  2. VEHICLES: 2 & 3 Bdrms - 2 vehicles; 1Bdrm - 1vehicle. Access Pass, $30 per vehicle for up to 31 days, cash or check payable to Seaside COA, display legibly on dash at all times. Boats, trailers, extra vehicles prohibited & towed from property. *To retrieve a vehicle, Call Security or Manager for Tow Truck number.
     

  3. ACCESS is reserved for owners & Registered Guests staying at Seaside. We cannot accommodate visitors from “off campus.” Meet these friends & family members at alternative venues.
     

  4. NO PETS of anyone other than Unit Owner on Deed (subject to Declaration of Condominium limitations).
     

  5. BALCONIES: Attach or hang NOTHING from railings, walls, ceilings, decks. Climbing /Sitting on rails, dropping, sweeping, rinsing, pouring ANYTHING from balcony or crosswalk = Safety Hazard AND immediate EJECTION from property (possible arrest; likely no rental refund). DON’T let it happen!
     

  6. WALKWAYS: Per Fire Dept, store NOTHING outside front door (tripping hazard); all items including beach gear, flip flops, towels, etc, go inside condo or store it on balcony (not hanging on railings).
     

  7. At POOLS & ELSEWHERE - No Life Guard: Swim at your own risk. Kids under 12 to be with an adult. NO diving, running, rough play. Boogie boards & X-large floats/paddles create a hazard, not permitted in pools Tossing ball/toy annoys others: Security or Manager will determine items to be removed. No Glass in pools or pool deck area: enjoy refreshments in PLASTIC or metal containers. Entering locked pool =
    immediate ejection from Seaside. See additional Rules posted at pool. Items left out after 10pm taken to Lost & Found Patio behind Office. No loud music or amplifiers at balconies, pools or picnic areas - use earphones or LOW volume. ALL music & TV to be at conversational level in units; Avoid honking horns, loud boisterous behavior. Public profanity & actions deemed inappropriate by Manager are not tolerated. Do not congregate on stairs or walkways. Please be respectful to others.
     

  8. NOT PERMITTED (Leave in CAR): Skates, skateboard, hover-board, scooter, trike, drones, baseball & BAT, football, fireworks, tents, canopies, large umbrellas. Take bike off property to ride elsewhere. To protect lawns & peaceful aesthetics of property, organized ball/sports, other than Pickle-ball & tennis, not permitted; Batting practice for baseball players is at OB Sports Plex – NOT permitted at Seaside. PER FIRE DEPT: No open FLAME at patio or balcony. NO propane tanks, BOILING POTS or grills other than those provided by Seaside. Electric grills okay on balcony/patio: clean spills to avoid charges for damaging deck. Charcoal grills are provided in Picnic Areas- please clean after use!
     

  9. TENNIS COURT is for TENNIS & PICKLE BALL ONLY; Benches provided, take NO chair, table, tobacco, gum, food or drink other than water, to tennis court. NO skateboards or scooters ANYWHERE.
     

  10. FITNESS, sauna & steam room restricted to 18 & older; NO ONE under 18 inside.
     

  11.  Open Carry: Except for law enforcement officials in the line of duty, open carry of weapons is prohibited.
     

  12. VANDALISM, tampering with ELEVATORS or any equipment, disregarding safety in any manner, will result in immediate ejection from Seaside, possible arrest and charges for damages.
     

  13. NO SMOKING in ELEVATORS! This includes VAPING/E-Cigarettes, cigars, pipes: NOT permitted in elevators.
     

  14. NO LITTERING – CIGARETTE BUTTS ARE LITTER – WE DON’T WANT TO SEE YOUR BUTTS!
     

  15. DO NOT FEED SEAGULLS or any wildlife –this creates a nuisance and can be very dangerous.
